Fees

Christian Richard are able to provide exceptional value in their fee structure as we are not constrained by the expensive costs of maintaining a presence on the high street. We are able to offer bespoke services outside of our fee structure and will endeavour to tailor what we do to meet your requirements.

Let Only – a fixed tenancy set-up fee of £600 (deducted from the first months rent).

For this we will carry out the following services:

Prepare the property details including professional standard photography

Floorplan

Marketing your property online with Rightmove

Conduct accompanied viewings

Negotiation of the tenancy

Completion of references and credit checks on prospective tenants

Preparation of the tenancy agreements

Collection of the first months rent and security deposit

Submission of the security deposit to The DPS (when required)

Provision of a statement of account and payment of balance of first months rent to your designated bank account

Fully Managed – all aspects of the above Let Only service will be provided and charged for followed by 6% of the monthly rent charged during the course of the tenancy.

For the fully managed service we will also carry out the following services:

Arrange an inventory check-in (if required) and then transfer of the council tax and utility accounts into the tenant’s name (except broadband)

Collect the ongoing rents and make payment to your designated bank account

Provide contact details to the tenant to report any ongoing maintenance issues to Christian Richard

Instruct an approved contractor to carry out maintenance works as required

Conduct a mid-term property inspection and provide you with the respective report on it’s condition and presentation

Arrange an inventory check-out (if required) and manage any applicable deposit claim on your behalf (subject to the terms and condition of the relevant deposit scheme).

We can at your request also arrange the following additional services and these are an indication of the possible costs:

Professional inventory-from £50.00-£200.00 (depending on the property size)

Gas safety record-from £95.00

PAT safety certificate-from £95.00

EPC certificate-from £120.00

Annualised statement-£50.00

Tenancy renewal/extension-£150.00

Refurbishment works-cost by negotiation

Rightmove
